Commercial Building Disclosure Program
Under the Building Energy Efficiency Disclosure Act 2010 (the Act), there are mandatory obligations applicable to many commercial buildings. Most sellers or lessors of office space of 1,000 square metres or more are required to obtain and disclose a current Building Energy Efficiency Certificate (BEEC). This followed a Review of the Program in 2017 which recommended the floor space be decreased from 2000 square metres. A BEEC is comprised of: a NABERS Energy star rating for the building; an assessment of tenancy lighting in the area of the building that is being sold or leased; and general energy efficiency guidance. BEECs are valid for 12 months and must be publicly accessible on the online Building Energy Efficiency Register. The Government has initiated a Review of the CBD program in 2018 to consider the possible expansion of the program from office buildings to include other high energy using building types.
